<h1 class="bold-homizio">RENTAL SCREENING CRITERIA</h1>
<p>Thank you for applying with Central City Properties for your housing needs. Our goal is to offer a well maintained property to tenants who complete our application process and meet our screening requirements.</p>
<p class="bold">Central City Properties does not discriminate based on: race, color, religion, marital status, national origin, sex, sexual orientation, familial status, disability or source of income. We comply with all federal, state, and local laws concerning Fair Housing.</p>

<section id="general-requirements">
<h2>GENERAL REQUIREMENTS</h2>
<ol>
<li>All applicants aged 18 and older must complete an application. Incorrect or incomplete applications will be rejected.</li>
<li>If more than one applicant is applying, each applicant must individually meet criminal, credit, and rental history requirements.</li>
<li>A valid, government issued photo ID is required.</li>
<li>All applicants must consent to background checks and verification of information provided on the rental application, including: credit check, criminal background check, employment verification, income verification, and rental history verification.</li>
<li>A security deposit equal to one month’s rent is required to hold the apartment. Full first month’s rent is required to take possession.</li>

<h2>INCOME AND EMPLOYMENT REQUIREMENTS</h2>
<ol>
<li>Monthly rent must be equal to no more than 30% of gross monthly household income. If more than one applicant is applying, combined gross income of applicants will be used. Income must be verified by pay stubs, employer contact, or tax records. If applicants are self-employed, income must be verified by most recent tax filing or at least 6 months bank statements and YTD P/L.</li>
<li>Unemployed applicants must demonstrate sufficient verifiable income or liquid assets equal to 2 times the total annual rent. All verifiable income will be included.</li>
<li>Applicants will be denied if legal source of income cannot be verified.</li>
<li>Applicants whose qualifying income is primarily wages earned through employment must be employed at current job and at current income level for no less than 6 months, or have been at previous job for no less than one year.</li>

<h2>RENTAL HISTORY REQUIREMENTS</h2>
<ol>
<li>No evictions filed within past 5 years.</li>
<li>Complete contact information for previous two landlords is required including name, email, and phone number. Complete contact information for additional landlords is required if previous two landlords do not constitute 2 year rental history.</li>
<li>If applicant’s present address is a self-owned property, ownership must be verified through the County Auditor and mortgage payments must be current and reflecting no past due balance.</li>
<li>Vacating a rented property in the past 5 years prior to fulfillment of lease term without landlord approval is cause for denial.</li>
<li>Rental history reflecting past due rent or an outstanding balance is cause for denial.</li>

<h2>CREDIT REQUIREMENTS</h2>
<ol>
<li>A minimum credit score of 625 is required, unless sufficient explanation of mitigating circumstances is provided.</li>
<li>Credit report must show no delinquencies reported from landlords or utility companies in the past two years.</li>
<li>Money owed to a previous landlord or utility company is cause for denial.</li>

<h2>CRIMINAL REQUIREMENTS</h2>
<ol>
<li>Conviction, in the past 7 years, of crimes involving: violence, sex offenses, possession or use of weapons, drug trafficking, promoting prostitution, theft, property destruction, or fraud is cause for denial.</li>
<li>Sentences related to such criminal convictions must have been completed with no further convictions of any crimes for a minimum of 3 years.</li>
<li>Conviction of a violent sex offense is cause for denial.</li>
<li>Conviction of any crime other than misdemeanor traffic offenses in the previous 1 years is cause for denial.</li>
